In 1959 the ground around Sterling, Virginia escalated in value from $125 and acre to over $500 an acre. Why you ask? That is when construction started for the Washington Dulles International Airport. This addition to Loudoun and Fairfax Counties dramatically changed the Dulles Greenway corridor and was responsible for the creation of the city of Sterling, Virginia.
History
Discussion started in 1948 to build the new airport for the nation’s capital. It wasn’t until 1958 when President Eisenhower actually chose the final site that the project vaulted into fruition. Prior to this the area was one very large farm after another. In 1959 the Broyhill and Sons Corporation began purchasing land to build the town of Sterling. They acquired 1,762 acres in 14 different parcels and finally the last 226 acres they paid a whopping $1,700 an acre for. Their plan was unique in the Greenway. The cities that make up the Corridor either have years and years of history or have been meticulously master-planned communities. Broyhill’s plan was to put together prefabricated homes made with U.S. Steel and sell them for $17,000, which would be about $3,000 less than comparable homes in the market. Each home would have air conditioning and have access to community amenities, like tennis and swimming. The homes did indeed run between $14,000 and $22,000 and final construction of homes was in 1967.
Sterling Today
Located just five miles from the airport, 12 miles from Leesburg and 25 miles from Washington DC, Sterling now has a population of around 30,000 and has morphed into number of subdivisions and neighboring communities. Broyhill’s initial goal and marketing vision was achieved as Sterling was first populated by government workers and their families outside of Washington DC. Sterling has also become home to some large employers. Here is a list of the businesses with more than 1,000 employees; Alcatel-Lucent, Orbital Science, Geo Trans, HR Solutions LLC, National Electronics Warranty Corp, M.C. Dean, Inc. and N E W Customer Service Companies Inc. Sterling also has three federal agencies that office in their city. Those are the Drug Enforcement Administration, U.S. Customs and Border Protection, and the Bureau of Safety and Environmental Enforcement. Recreation was not overlooked. The huge 357 acre Claude More Park has pools, tennis courts, baseball and softball fields and a huge multi-use gymnasium. There are hiking and biking trails. In fact, the historic Vestal Gap Road still runs through the park. This trail dates back to Native Americans and even George Washington. He used the trail to get back and forth to Mt. Vernon. There are many more parks and golf clubs in the area as well. The proximity of Sterling puts you in the center of many, many activities and family focused venues. Whether it be a historic site, a museum, hiking and biking for miles, water activities on the nearby Potomac River, plantations, vineyards or dining and evening entertainment, there is something for everyone in the Dulles Greenway. You can always pack up and spend a day in our nation’s capital. Sterling has indeed morphed into a great city.
